Has your Landlord asked you to pay a fee for the use of an air conditioning unit (A/C)? The Residential Tenancies Act says that a landlord can't charge tenants a fee for using it unless its stipulated in the lease. If the lease states that the tenant must obtain the landlord's consent to use A/C then the tenant may be asked to pay a fee for the landlord's consent. The A/C fee is considered rent and is subject to the annual rental guidelines established by the government. Some exceptions to these rules may apply so call us if you have any questions.
